Innovation Labs at Harper Court is a 13-story core and shell tower to be located just north of the Hyatt Place Chicago-South, 5225 S. Harper Ave., on top of the row of restaurants and shops around Ja' Grill, 1510 E. Harper Court, and replacing the empty former restaurant building at 5201 S. Harper Ave.

The project is 290,000 square feet of lab and office space with levels 1 thru 3 to be cast-in-place concrete slabs and the remaining structure is structural steel.  Level 1 will consist of the lobby, loading dock, retail space and back of house spaces.  Levels 2 and 3 are parking, level 4 is a mechanical space and floors 5 thru 13 is the core and shell lab space.  Level 5 will also feature an indoor and outdoor amenity space. The outdoor amenity terrace will be on top of the new parking structures between the two office towers (which is being built on the existing parking garage and LA Fitness).  There is also a mechanical space at the roof of the building that will be enclosed by a metal panel screen wall.

The exterior façade will be made up of mostly a unitized curtainwall system with the lower floors having a screen wall system around the parking garage areas.
